General Description
A well-located site fronting the A12 trunk road at Kelsale, just to the north west of Saxmundham. The property enjoys a prominent location with good access to the A12 via a truncated side road.

The Property

The concrete floor within the hangar is finished with industrial flooring paint.
Attached to the main hangar is an additional storage/workshop area of block wall construction and monopitch cement fibre clad roof measuring 18' x 40' (5.5m x 12.2m) with secure personnel access door and internal access to the main building.
To the front of the hangar is an area of concrete hard-standing measuring approximately 60' x 60' (18.3m x 18.3m) with access onto the public highway.
To the rear of the hangar building is a secondary building of similar external appearance to a Nissen hut with concrete floor and concrete block plinth walling with arced fibre cement unsupported cladding. The canopy of the building (i.e. the arc cladding) is in need of substantial repair or replacement.

The Land

Easements and Restrictions
There is an easement in favour of British Gas in relation to a pipeline passing beneath the land. The easement contains prohibitions in relation to development and other works in the vicinity of the gas pipeline.

Planning
A Certificate of Lawful Use was granted in 1994 permitting the continued use of land and buildings for helicopter landing and storage subject to limitations both in relation to the number of aircraft to be used or stored at the site.
